Contact us for further information

Situated on the crossroads at the popular village of St Merryn.

Baywest is set over three floors with spacious accommodation.

The retail shop at the front currently trades from Easter to the end of September selling a variety of beach goods, ice-cream, coffee and other gifts and confectionary.

You can access the main house through the shop but we will enter from the side where a back door leads into the kitchen.

From the kitchen a door leads into a Cloak room which has a low level WC, wash hand basin and also plumbing for a washing machine.

The Kitchen itself has a range of base and wall units, tiled flooring and windows to the side and rear. A further door leads us into the Dining room which is a good size and is quite light from the windows on two sides.

Continuing through the next door brings us into the spacious Lounge. Central to the room is a red brick fireplace and to one side French doors lead out to the back garden area.

From the lounge the inner hallway has a turning staircase leading up to the first floor, with a spacious landing and two corridors leading off from it.

The first door on your right takes you into the Study/Bedroom 5. This room will take a double bed and is quite light from the two windows overlooking the front of the property.

The next room Bedroom 4 is irregular shaped. The owner has some exercise equipment at one end but again still a good double sized bedroom.

Along the corridor and the next Bedroom on your right is Bedroom 2. Again a very light room with duplex windows to front and side.

Over on the other side of the corridor we have Bedroom 3 this time the bedroom has windows on three sides and again will take a double bed.

Back to the stairs and if we go down the other corridor the first bedroom on your left is the Master with a range of built in cupboards and a corner window that looks over the rear garden.

Following along the corridor and the next door takes you into the boiler room. A very large space ideal for a large walk in airing cupboard.

Finally we have the large Family Bathroom on the corner of the property which has a corner cubicle with electric shower and a panelled bath plus a pedestal wash hand basin.

Next door is a separate cloak room with WC and wash hand basin . . . just what you need so you don’t have to disturb people in the bathroom!!

Above the staircase is a trap door to the attic which is an extremely large space with windows which may be suitable for conversion with the relevant planning permissions.

Now for the shop . . .

At the bottom of the staircase on your left is a door which at present the shop has been using as a changing room. Then a further door leads you into the shop.

The shop is L-shaped with a built in wooden counter, slatted wall shelving. The contents would be available on a separate negotiation.

Around the corner the present owners have an ice-cream counter with a room behind with stainless steel sink and further storage space.

Outside from the shop is an area with a patio area (for parking) and this then leads on through a gate to garden and patio on three sides of the property plus a lawned area. There are a couple of wooden sheds and a brick shed.

The shop has been trading since the 20’s and is a well known building in the centre of this very popular village.

The large accommodation for this premises gives new owners a lot of potential for maybe Bed and Breakfast or your imagination could bring a thriving new venture to this popular village.

So is this the place you are looking for in Cornwall!!!
