The gardens and woodland are approximately one acre and have varied and interesting planting, including three ponds.  There is a detached summerhouse which overlooks the ponds towards the river and provides an ideal spot to relax and unwind with a good book!

Through the double gates onto the drive and ahead of you the School House sits proudly in all its Victorian splendour!  Creamy White in colour and with just a touch of the Gothic about it…the wow factor is definitely there!

Just to the right is a parking area and to your left find the stable door and proceed into the porch with its granite flooring.  The Cloakroom is found on the right and has a low level WC and wash hand basin.

Next along is the Family Bathroom.  With under floor heating, a panelled bath with shower attachment, low level WC, pedestal wash hand basin and separate shower cubicle, this room also has a useful surprise in the form of a built in linen cupboard - extra storage…everyone’s favourite!

Back to the hallway which has beautiful, warm oak flooring and oak doors leading off to the bedrooms. The first door on your left leads up the stairs to the enormous attic which is stupendous!  If you have the Developer in you…well, this could be just the project you are looking for!

The next door on your left is Bedroom Three which is currently in use as a reading room.  Full of light from its windows to the side and front of the property, this is a really beautiful room with views towards the river.  There is also a very useful cupboard that could either be utilized as a wardrobe or storage which goes under the attic stairs.

Back again to the hallway and you will see two warmly lit alcoves…perfect for displaying your treasures!  On the left are Bedrooms 1 and 2.  Both are doubles with multi paned windows to the front gardens.

The next door on your left, just as you are about to enter the kitchen, is the Sitting Room.  Spacious and cosy at the same time, with a window seat to the garden and a fireplace with a multi fuel burner and slate hearth.  More warm oak in the shape of a bespoke oak staircase takes you to the first floor, but we will come back to that in a minute!

Back to the kitchen and the oil fired Rayburn takes centre stage and has a hooded extractor over. There are a multitude of base and wall units in crisp white topped off beautifully by solid wood work surfaces. There is room here for a dining table and chairs and light pours in through two multi paned windows that look over the rear garden…just lovely!  On leaving the kitchen towards the lobby you pass a built in double cupboard…you can never have too much storage!

Enter the utility through the lobby area and find more of those solid wood work surfaces covering base units and a double bowl sink with mixer tap.  Tucked neatly into the corner is a feature fireplace!  There is space for a washing machine and condensing tumble dryer and with an additional built in storage cupboard, you have a great utility room!   A stable door leads out to the rear garden and washing line.

Now we go back to the first floor from the sitting room.  What a lovely surprise this is!  Another lounge or even a study, with character multi paned windows and a window seat to the front greets you and Velux windows allow light in to the side.   Mind your head on the dividing cross beam though, with its intricate design and discover the door to the Loft from here.

The Loft is a vast space with a number of cross beams similar to the one in the lounge/study but with heaps of potential…….

Moving outside to the grounds.

Bounded by the River Fowey, the gardens are varied and interesting. Coming through the gates you have a grassed area on your left which leads to the river bank.

Next on your left is a beautiful patio – a quiet retreat you can enjoy at your leisure, looking down river towards the granite bridge.

Continuing on to your right and attached to the house is the garage with a metal up and over door at the front and a covered Inspection Pit!

A further door at the back leads towards the rear garden and back door of the house.

After the garage on your right are raised vegetable beds and if you walk past these you come to a large storage barn for timber or machinery.

Next is the Summerhouse which is a lovely surprise!  Unexpectedly spacious and light with windows to three sides, again looking towards the river, dream those Summer days away with a good book!   Sitting on the verandah or inside overlooking the three ponds, this is a haven! 

Walking by the ponds, a grassed area takes you on to the wooded copse.  Plenty of fuel here for the winter months!  There are pretty pathways that wind back along the river frontage and at the back of the property the house has a tree lined boundary…. Aaah…..Bliss!
