This charming 2 double bedroom converted holiday barn is conveniently nestled in the Cornish countryside between Wadebridge and Bodmin with fabulous countryside views.  Fully equipped, this quiet and cosy retreat is ideal for that special break away from all the hustle and bustle of modern living and, with a successful letting history, is the perfect made to measure holiday investment!

Located in the pretty hamlet of St Wenn, a rural civil parish and village within 4 miles of the A30 and only 6 miles from Wadebridge, with its own village hall, delightful church and primary school.   Still very much a farming-based community with easy access to the sandy beaches plus scenic cliff walks along the North Cornwall coast.

The nearby town of Wadebridge is a super former market town on the River Camel offering a varied range of amenities including independent retail shops and restaurants with a sports centre and cinema.  It is also the home of the famous Camel Trail for those who enjoy walking and cycling. Wadebridge is a popular hot spot and not too far from the lovely fishing village of Padstow, offering water sport facilities, and Rock & Port Isaac.

Bodmin Parkway railway station is approximately 12.7 miles away providing trains to London Paddington. Cornwall’s surfing capital, Newquay, is less than 8 miles away with the airport offering flights to London Gatwick as well and a variety of international destinations.

Approached from the leafy country lane, and well positioned within a small courtyard of similar properties, this semi-detached holiday barn has much to offer with a garden, parking and available fully furnished and equipped – it certainly ticks all the boxes!

Step inside: the entrance lobby, where there is ample room to store shoes and coats. Vinyl tile effect flooring and neutral painted walls lead the way to the second bedroom on the right; a good sized dual aspect double room currently set up as a twin, the room is light and airy with neutral carpet under foot and a handy built in wardrobe.

Next is the family bathroom with its crisp white bath, WC and hand basin suite. Fresh and contemporary cream tongue and groove wraps itself nicely around the room finishing things off nicely.

The kitchen/diner is smart and tidy with a good amount of shaker style base and wall units in an oak finish. The cooking station includes a stainless steel oven with a halogen hob and integrated extractor. To the side is a handy integrated washing machine and tucked neatly under the sink is the dishwasher.

To the rear, large floor to ceiling cupboards are a real feature with plenty of storage space where the boiler and fridge freezer are also found. The grey tones in the tiled splash back blend well with the dark laminate worktop and the lighting incorporates well positioned halogen spotlights.

The light and airy sitting room has a triple aspect with golden oak flooring throughout and a partially vaulted ceiling. The large focal point is the wood burning stove tucked into a burgundy painted chimney breast with a chunky oak lintel. All ready to cosy up in front of a roaring fire during the winter, the glazed doors lead out onto the patio area for the summer. A room for all seasons!

Leading from the kitchen/diner to the master bedroom the hallway has soft grey walls and has been recently carpeted, you’ll pass the back door which leads to the courtyard.

The master bedroom is lovely and light with neutral décor, soft carpets and ample sized wardrobes offering lots of storage space. A handy en-suite shower room includes a walk-in thermostatic shower, white hand basin, WC and heated towel rail. From the bedroom there is a door leading out onto the garden where you can take in the breathtaking views of the rolling hills beyond!

Step outside: where you’ll find two separate sunken patio areas, great spots to dine alfresco and take in the tremendous views across St Breock Downs and far into the distance.  The good sized garden is laid to lawn and bordered by mature trees with pretty flower beds along the side.  There is also an allocated parking space right next to the front door, ideal for unloading your beach gear!
